Frequently Asked Questions

Our quotations are based on detailed measurements, specifications, and current material costs. We include a fixed allowance for contingencies rather than padding individual line items. The price we quote is the price you pay, assuming no client-requested changes during construction.

Payments are staged according to project milestones. Typically: deposit upon contract signing, then payments at foundations, wall plate, roof completion, first fix, second fix, and final completion. Each payment corresponds to verified work completion.

For finishing items such as tiles, sanitaryware, and light fittings, clients often make their own selections. For structural materials, we prefer to supply through our established channels to maintain quality control and warranty coverage. We are happy to discuss specific items.

Our contracts include realistic allowances for weather and typical delays. Unforeseen issues such as unexpected ground conditions are discussed immediately with proposed solutions and any cost implications. We communicate proactively rather than letting problems accumulate.

We work with independent architectural practices who understand our quality requirements. For clients needing design services, we can recommend architects suited to your project type and budget. Alternatively, we are happy to work from plans you have already commissioned.

Changes are possible but become more costly as construction progresses. We document all variations in writing with agreed cost and programme implications before proceeding. Early-stage changes typically have minimal impact; late changes may require rework.
